Why ventilation matters more than people think
Every shower or bath run produces a large amount of water vapour, and that moisture has to go somewhere. If it is not extracted, it lands on cold surfaces such as windows, tiles, grout, mirrors and ceilings, where it condenses back into water. That condensation feeds mould growth, particularly on silicone sealant and grout lines, and over time it can soak into plasterboard, timber joists and even the underside of flooring.
Good ventilation is not just about comfort or avoiding a steamed up mirror. It protects the actual fabric of the bathroom, including grout, sealant and any timber structure behind tiled walls. A bathroom that looks perfectly finished on day one can start showing mould within a few months if extraction is inadequate, which is frustrating for everyone involved.
It is also worth remembering that a bathroom with no external window relies entirely on mechanical extraction, so the fan is doing a job that would otherwise be split between an open window and natural airflow. That makes fan sizing and ducting even more important in internal bathrooms and en suites.
Building Regulations Part F and extraction rates
Part F of the Building Regulations sets out minimum extraction rates for bathrooms. For a standard bathroom the requirement is typically 15 litres per second of continuous extraction, or intermittent extraction rated appropriately for the room, alongside a suitable overrun timer so the fan continues running for a period after the light or shower is switched off. For an en suite with a shower and no openable window, the requirements are more demanding because there is no natural ventilation to help.
These figures are minimums, not targets to aim for exactly. In practice, a slightly higher rated fan than the bare minimum often performs noticeably better in real conditions, especially in larger bathrooms, rooms with poor natural airflow, or bathrooms serving a family with frequent, back to back showers.
When we fit a fan we size it to the room and its actual use, not just to the regulatory floor, because a fan that only just scrapes the minimum requirement can still leave a bathroom feeling steamy and damp after a shower.
Fan types: axial, centrifugal and inline
Axial fans are the simplest and most common type, mounted directly in the wall or ceiling with a short, straight duct run to the outside. They are cost effective and suit straightforward layouts where the fan can be positioned close to an external wall.
Centrifugal fans are better suited to longer duct runs or where the ducting needs to bend or travel some distance before reaching the outside, because they generate more static pressure and push air more effectively through resistance. If your bathroom is in the middle of the house with no nearby external wall, a centrifugal fan is often the right choice over a basic axial unit.
Inline fans sit within the ducting itself, often in the loft space, rather than at the extraction point in the bathroom ceiling or wall. This keeps noise away from the room and allows one inline unit to serve more than one room in some cases, such as a bathroom and adjoining WC, though this needs to be planned properly rather than retrofitted.
Timers, humidistats and controls
An overrun timer keeps the fan running for a set period after the light is switched off or the shower stops, which matters because most of the moisture in the air needs longer than a two minute shower to clear. Without an overrun timer, the fan often switches off just as it is starting to do useful work.
A humidistat control takes this further by sensing the actual humidity level in the room and running the fan automatically whenever moisture rises above a set threshold, regardless of whether the light is on. This suits households where the bathroom gets used at odd hours or where steam builds up from a bath rather than a quick shower, since it responds to actual conditions rather than a fixed timer.
For most family bathrooms a good quality timer fan is sufficient, but for larger bathrooms, rooms with baths as well as showers, or households that use the bathroom heavily, a humidistat model is worth the small extra cost.
Ducting mistakes that ruin a good fan
A high quality fan connected to poor ducting will still underperform, and this is one of the most common issues we find when called out to fix an existing extraction problem. Long duct runs, tight bends, sagging flexible ducting that traps condensation, and ducting that terminates in a loft space rather than outside the building all reduce or completely defeat the fan's effectiveness.
Ducting that vents into an unventilated loft space is a particular problem because it simply moves the moisture from the bathroom into the roof void, where it can cause damp and timber problems that are far more expensive to fix than a bathroom's mould. Ducting must terminate outside the building through a proper wall or roof vent, not just discharge into a void.
We check existing ducting whenever we investigate a ventilation complaint, because very often the fan itself is working perfectly and the problem is entirely down to how, or where, it has been ducted.
Window ventilation versus mechanical extraction
An openable window can supplement ventilation but on its own it is rarely enough, particularly in winter when people naturally keep it closed, or in bathrooms used early in the morning when opening a window feels impractical. Building Regulations recognise this and require mechanical extraction in most cases regardless of whether a window is present.
In bathrooms with a window we still fit a fan sized and positioned correctly, and we explain to customers that the window is a helpful extra rather than a substitute. Relying on a window alone, especially in an en suite or internal bathroom, is one of the more common causes of the condensation and mould issues we get called out to deal with.
Getting the balance right between natural and mechanical ventilation, sized properly for the room, gives you a bathroom that stays comfortable and dry rather than one that needs constant window opening to manage.
Get ventilation right from the start
Ventilation is easiest and cheapest to get right when it is planned in as part of a bathroom installation or renovation, rather than retrofitted afterwards once mould has already appeared. As part of any bathroom fit we assess the room, the duct run available, and how the room will actually be used, then recommend a fan and control setup that suits it properly.
