Building regulations for bathrooms exist because water and electrics together carry real risk, and because poor ventilation and drainage cause expensive problems years later. It sounds daunting written out as parts of the alphabet, but in practice it comes down to a handful of sensible requirements. Because plumbing, electrics and tiling are all handled in house by our own fitters, compliance across all these areas is managed by one team rather than being split between separate trades who might each assume someone else has covered it.

Part P: electrical safety

Part P covers electrical work in bathrooms specifically because of the increased shock risk near water. It sets zones around the bath and shower where certain fittings and socket types are or aren't allowed, and it requires notifiable electrical work to be certified.

This is one of the most commonly cut corners on cheap bathroom jobs, an uncertified socket or light fitting in the wrong zone can look fine and still be unsafe and non-compliant. It's handled properly as standard on every job we do.

Part F: ventilation

Part F requires adequate ventilation in bathrooms to control moisture, which is what actually stops mould, damp and rotting timber developing behind walls and under floors over the following years. In practice this usually means an extractor fan with a suitable extraction rate, often with a humidity sensor or timer.

A bathroom without proper ventilation might look finished on handover day, but the problems it causes typically show up 12-24 months later, by which point they're much more expensive to fix.

Part G: water safety and scald risk

Part G covers water efficiency and, importantly for bathrooms, scald protection, particularly relevant where thermostatic mixing valves are required, such as in homes with young children, older occupants, or certain shower and bath setups. It also covers backflow prevention so contaminated water can't be drawn back into the clean supply.

This is straightforward to get right when it's planned in from the start and much messier to retrofit later.

Part H: drainage

Part H governs how waste water is drained away, which matters enormously if you're changing the layout of a bathroom, moving a WC further from the soil stack, for example, changes the falls and pipe runs needed for waste to drain properly without blockages or smells.

This is one of the areas most likely to cause problems if plumbing and layout decisions are made without proper drainage knowledge behind them.

When notification is needed, and listed buildings

Most standard bathroom refits don't need full Building Control notification if carried out by a suitably qualified installer, notifiable electrical work is instead certified through a competent person scheme. Larger structural changes, and any work in a listed building or conservation area, are different and may need separate consent before work starts.
