Tile setting out: why the first line decides the room
The short answer
Setting out is the difference between a tiled room and a well-tiled room. It is decided before any adhesive is mixed.

Should tiles align across the room?
Grout lines that continue around corners and align with the niche and window reveals are what make a room look professionally set out.
Is brick bond always safe?
With long large-format tiles, a reduced offset avoids lippage caused by tile bow.
How this is actually built
- Centring on the main sightline and balancing
- cuts at both ends avoids a full tile on one side and a 20mm sliver on the other.
- Datum lines are set from a level laser
- not from the floor or ceiling, which in most homes are neither level nor parallel.
